APPLICATION PROCESS AND TENANT SCREENING CRITERIA DISCLOSURE
July, 2015 We screen tenant businesses and activities for suitability for the Creative Workspace business community. For this reason we will ask you about your business and activities. We look for businesses that are a good fit for the building, that contribute to the professional image or atmosphere, and that complement the businesses of other tenants. We may decline certain businesses or activities because of noise, odors or other nuisances or because they use more than average amounts of parking, electricity or other building services or utilities. We may ask that you have permits or licenses if required by the government for your business. Units are not to be used as residence or lodging. We may turn down activities that in our judgment pose a risk to safety, that are in conflict with regulations or raise concern with other tenants. Before your application can be approved, all applicants must go through a tenant screening process. You will be asked to fill out and sign a rental application and pay the $25 non-refundable application fee. We process rental applications on a first-come, first-served basis. We require a photo I.D. – Driver’s license or State Issued ID card. Tenants must be 18 years old and have a residence in King, Pierce or Snohomish county. It usually takes two business days to process applications. Your application will be reviewed for completeness and the information included on the application will be used to generate a consumer report. The consumer report may contain a credit report with credit score, your address, residence and rental history, criminal records, sex offender registry, evictions history and your employment. The consumer report will be reviewed by us prior to approval of tenancy, and your application may be denied based on the content of the consumer report. If the consumer report includes any of the following information the application for tenancy may be denied:

Pursuant to Washington State’s Fair Tenant Screening Act of 2012, this notice is to inform you that the background check will be processed through Alliance 2020, Inc. They obtain their credit reports from Trans Union. In the event of adverse action you have the right to a free copy of the background check we reviewed and processed by Alliance 2020 Inc. Upon adverse action we will send you an Adverse Action Notice. This notice describes how you may obtain a free copy of the consumer report. Before receiving the key and moving in, you will be asked to sign a lease contract and pay the first month's rent and a security deposit. The security deposit is two month's rent, up to a maximum of $1000. For units with a rent between $500 and $1000, the security deposit is $1000. For units with a rent over $1000, the security deposit is one month's rent. |
